If you have ever sold a home, the home inspection phase of the process is the most nerve wracking. Many people hold their breath and hope there are no expensive surprises. There is a movement afoot encouraging the seller to have their home pre-inspected before putting it on the market.

The pre-inspection concept makes sense. It allows the seller sufficient time to use their preferred contractor or to fix the items themselves.  It gives the seller peace of mind knowing that there will be no expensive surprises. If the buyer chooses to have their own inspection, the seller can be confident that no major issues will surface. A friend of mine got prequalified to buy a more expensive home than I did. We work together, we both have second jobs and are overtime eligible so we made about the same amount of money last year. How do lenders calculate how much home you can afford?
